One of the things I keep coming back to is that “the Hampton Roads market” isn’t really one market. It’s five cities, each moving on its own timeline, and this month’s REIN data makes that especially clear.
The detached-home breakdown
Virginia Beach — 2.1 months of supply, 98.8% of list price achieved. Still tight, still moving fast.
Chesapeake — 2.5 months of supply, 99.3% of list price achieved. The tightest of the five right now.
Norfolk — 2.8 months of supply, up from 2.1 the prior month. Loosening, giving buyers more room.
Portsmouth — 3.1 months of supply, up from 2.2. The most buyer-friendly of the group at the moment.
Suffolk — 3.0 months of supply, with the median price up nearly 10% in a single month to around $425,000, even as supply grew.
That combination is unusual, and I’ll get to it. What this actually tells you.
If you’re selling a detached home in Virginia Beach or Chesapeake, you’re still in a strong position — homes are moving in about two to two-and-a-half months at close to full asking price.
If you’re buying in Norfolk or Portsmouth, you have more room to negotiate than you did a month ago — longer time on market and more inventory to choose from tends to translate into better terms.
Suffolk is the one worth watching most closely. A near-10% price jump alongside rising supply isn’t the pattern you’d expect — usually rising supply cools prices, not lifts them. It could mean a handful of higher-priced sales skewed the median, a shift in what’s actually selling, or genuine demand outpacing the new listings hitting the market. Worth tracking over the next month or two before drawing a firm conclusion.
The bottom line
None of this fits neatly into one regional headline, and that’s exactly the point. Whether you have leverage right now depends entirely on which city — really, which neighborhood — you’re looking at, not on “the market” as a whole.
