I’ve lived in my house for 20–30 years — where do I even start?
With a conversation, not a to-do list. Most of what feels overwhelming about downsizing is the “what do I do with everything” part — and that gets sorted out alongside the selling plan, not before it.
Do I need to fix everything before I sell?
Not everything — and that’s where 26 years of construction background helps. Chris can walk through with you and separate what actually affects value (and needs attention) from what’s cosmetic and can be left as-is.
What happens to all my belongings?
There are options short of doing it all yourself in a weekend — estate sale companies, donation pickups, and movers who specialize in downsizing. Part of the plan is connecting you with the right one for your situation.
Is now a good time to sell if I’m planning to downsize in the next year or two?
That depends on your specific house and neighborhood more than the general market — which is exactly the kind of conversation worth having now, even if you’re not ready to list yet.
What if I don’t know where I’m moving to?
That’s normal, and it doesn’t have to hold up the process. We can talk through 55+ communities and single-level options across Virginia Beach, Chesapeake, Norfolk, and Suffolk while your current home is being prepared.
How involved do I need to be day-to-day?
As much or as little as you want. Bryan and Chris work as a team specifically so there are always two people keeping things moving — you’re never waiting on one person to be available.
If downsizing has been “something to think about eventually,” eventually is a fine time to just start the conversation.
