If it felt like the market downshifted this fall, you’re not imagining it. In September, a typical detached home in Virginia Beach went under contract in about 17 days. In October, it took 32.

That’s a real change, but it isn’t a crash. Prices here are holding up, and mortgage rates just eased for the third week in a row. Here’s a plain-English look at what happened in October and what it means if you’re thinking about buying or selling this winter.

The big picture: slower, not weaker

Across the region, prices are still up from a year ago. REIN’s latest regional report put the Hampton Roads median sale price at $375,000 in September, up 2.74% year over year. Zillow’s October numbers show Virginia Beach metro home values up 2.5% over the year, while home values nationally rose just 0.7%.

What changed is speed. Fewer buyers are signing contracts right now. Nationally, pending sales hit the lowest level in Redfin’s records for the four weeks ending November 1, down 16.4% from a year ago. Our area is feeling that too.

The good news for buyers: the Freddie Mac 30-year fixed rate averaged7.18% this week, down from 7.24% the week before. It’s the third straight weekly drop, though rates are still well above the 6.22% we saw a year ago.

Supply is still tight. Detached homes in Virginia Beach, Norfolk and Chesapeake each have only about one to one and a half months of inventory. So this is a slower market, not a flooded one.

City by city: October at a glance

These are MLS figures for detached single-family homes in October 2026, leaving out waterfront and new construction.

CityMedian sale priceDays on market (Sept to Oct)% of original list price received
Virginia Beach$470,00017 to 3296.9%
Chesapeake$450,00020 to 3897.0%
Norfolk$340,00017 to 3495.6%

Virginia Beach held steady on price, about flat from September. But sellers are now getting closer to 97% of their original asking price, down from just over 100% back in June.

Chesapeake saw its median tick up about 3.4% from September. Homes there are taking the longest of the three cities to sell, at 38 days.

Norfolk remains the most affordable of the three, and its median rose about 2.6% from September. Norfolk sellers also gave up the most off list price, receiving about 95.6%.

What this means if you’re buying

You have more room to negotiate than you did this summer. Homes are sitting longer, and sellers are accepting a little under asking. Redfin put it simply this week: “The slow market is giving buyers room to negotiate.”

One thing worth knowing: on a median-priced Virginia Beach detached home, a half-point drop in your rate lowers the monthly principal-and-interest payment about as much as a 5% price cut. So don’t just ask for a lower price. Ask about seller help toward a rate buydown or closing costs, and talk with your lender about which one helps you more.

If you’re a military buyer, compare VA rates directly with your lender. They often run below the headline rate you see in the news.

What this means if you’re selling

Price for the market we have now, not the one we had in June. Buyers are comparing your home to what sold in October, and the homes that are sitting are usually the ones priced to summer numbers.

The upside is that you’re not competing with as many listings. New listings are down nationally, so a well-priced, well-prepared home still stands out. And with homes taking a month or more to sell, a smart price from day one matters more than ever. A listing that misses in mid-November can easily drift into January.

The bottom line

The Hampton Roads market isn’t falling apart. It’s catching its breath. Prices are steady to slightly up, rates are drifting lower, and both buyers and sellers have more time to make thoughtful decisions than they did a few months ago.

But citywide numbers only tell part of the story. What’s happening on your street, in your price range, or in the neighborhood you’re eyeing can look very different. General information only, not lending advice. Rate figures are Freddie Mac’s national weekly average for the week of Nov. 5, 2026, not a loan offer or rate quote. Payment comparisons assume a 30-year fixed loan with 5% down and include principal and interest only; taxes, insurance and mortgage insurance are not included, so actual payments will be higher.
